Project Location: 2405 N Santa Fe Ave at Osborne St in Vista
Lot size: 40.6 acres Proposal: Up to nine buildings with 365,000 square feet combined and built in three phases over 20 years.
Phase I: Construction of five buildings containing several worship venues plus administration, daycare and other facilities totaling 100,000 square feet.
- 1,950 unfixed seats in Live and other venues
- 950 parking spaces
- New traffic signal at church driveway and N. Santa Fe Ave with left turn lane into property
- New traffic signal at the intersection of Osborne and N. Santa Fe Ave.
- Bus turnout and shelter at N. Santa Fe Ave at existing bus stop
- Public horse path along Gaujome Lake Rd. and Osborne St. to the traffic signal at N. Santa Fe Ave.
- Preschool for newborn to kindergarten planned to open in Fall of 2009
$50 million estimated for cost to build first phase

Buildout: Construction of remaining five buildings including additional video venues, caretaker residence, school facilities, and commercial office space totaling 365,000 square feet.

Traffic impact: North Coast Church's estimated average traffic activity according to the EIR prepared by LSA Associates for the City of Vista during peak hours at build out in 20 years is projected to be:
- 15.5% at N. Santa Fe Ave and Taylor St.
- 14.9% at N. Santa Fe Ave and Osborne St.
- 9.6% at N. Santa Fe Ave and N. Melrose Dr.
- 5.8% at Santa Fe Ave and Bobier Dr.
- 5.1% at E. Vista Way and Gopher Canyon Rd.
- 4.2% at E. Vista Way and State Route 76 (Mission Rd)
